Birtcher Gustafson is experienced in development, entitlement, sourcing acquisitions, financial underwriting and structuring, leasing, property and asset management, marketing and market research. She holds an MBA from the University of California, Irvine. At present, Birtcher Gustafson serves as an executive committee member of the NAIOP SoCal Board of Directors.     James V. Camp is senior managing director for Rockefeller Group and heads the company’s West Region, based in Irvine, California. In this role, Camp oversees the company’s strategy and operations for the region and leads acquisition and development efforts focusing primarily on industrial and multifamily development opportunities and joint ventures.

    Throughout his 35-year career, he has held senior executive positions in development, acquisitions, project management and leasing with Starwood Capital Group, Voit Development Company, Lowe Enterprises, Koll Cornerstone and Trammell Crow Company.

    He is the past chair of NAIOP of California and former president, vice president, treasurer, legislative affairs chair and membership chair of NAIOP SoCal. He is also a former board member of the California Business Properties Association and development member of the Society of Industrial and Office Realtors.

    He holds a Master of Business Administration degree from the University of Michigan, with a concentration on marketing, finance and real estate. He is a licensed Certified Public Accountant (inactive) in the State of California.

Before joining CenterPoint, Charlton served as principal and senior vice president of investments for KTR Capital Partners. He led the sourcing, negotiation and execution of more than $1 billion of industrial investment transactions in the Southeast, Southwest and Mid-Atlantic regions.

    Christine Cooper is managing director and chief U.S. economist at CoStar Group, providing insights and analysis of national and regional macroeconomic conditions, and overseeing senior commercial real estate analysts across the nation.

    Before joining CoStar, Christine led the Institute for Applied Economics at the Los Angeles County Economic Development Corporation, producing numerous studies and presentations for government agencies, industry leaders and legislative bodies. She has been a lecturer at California State University Long Beach, Pepperdine University, and at the University of Southern California’s Sol Price School of Public Policy.

    She holds a Ph.D. in economics from the University of Southern California with research emphasis in economic development and institutional economics.

  • Josh Cox, LEED AP

    Josh Cox is responsible for the execution of Hillwood’s West Coast industrial projects from start to finish including due diligence, entitlements, design, permitting and construction. As a LEED AP, he worked on his first 1 million-square-foot LEED Gold project in 2009. He started in the commercial real estate industry in 2006 and has been directly involved in the development of almost 20 million square feet, primarily in the Inland Empire region. He is currently working on the redevelopment of NASCAR’s Auto Club Speedway in San Bernardino County, California. He is an active NAIOP member who serves on the NAIOP Inland Empire Board of Directors as president-elect for 2024.

    Megan Creecy-Herman is President of Prologis’ U.S. West Region, responsible for all business activities, including development, acquisitions and operations. Prologis’ U.S. West Region comprises more than 260 million square feet of assets across the key markets of greater Los Angeles, the Inland Empire, San Francisco, Seattle, Portland, the Central Valley, Las Vegas, Denver and Phoenix.

    Creecy-Herman previously served as Senior Vice President and Head of Operations West Region for Prologis, responsible for the region’s operating portfolio strategic planning and performance, including leading a team of 200. She has more than 20 years of commercial real estate experience focused on the acquisition, disposition, development and leasing of industrial and office assets in the Western U.S. Before joining Prologis in 2018, Creecy-Herman spent six years at Liberty Property Trust and 10 years with EJM Development Co. She is a graduate of Arizona State University with a B.S. and an M.B.A. from the University of Arizona. In 2014, she served as the first female chair of the NAIOP Arizona Board of Directors, also becoming the youngest chair in the nation to lead a large NAIOP chapter. She received the prestigious NAIOP National Chairman of the Year award and became a NAIOP Research Foundation Governor in 2020.
